As a small studio, we intentionally limit the number of projects we undertake each year so that every client receives our full attention and care. Bespoke craftsmanship lies at the heart of what we do. We cherish the notion of heritage, weaving personal legacies and cherished memories into spaces designed to endure for generations. Each home becomes a layered reflection of the people who live within it.

Full-Service Design
Embarking on a new build, renovation, or full home decorating project is a significant milestone, and we understand the weight of the investment you’re making. Our role is to be your trusted ally – guiding you through every step with clarity, transparency, and care. From the very first sketches to the final installation day, we’re here to ensure that every dollar you spend is reflected in a home that feels timeless, personal, and deeply considered.

Estimating Cost
Your design services are an essential part of bringing your dream home to life. As a starting point, we recommend planning for:
• New builds under $5 million: approximately 10% of your construction budget
• New builds over $5 million: 8 - 10% of your construction budget
• Renovation projects: approximately 10 - 15% of your construction budget, due to the many unknowns that renovations often uncover​• Decorating only project: dependent on scope of work
The furnishings are what turn a house into a home. For most whole-home projects, we suggest a minimum starting budget of $500,000 + HST for a 2,500 sq. ft. home (not including shipping and storage). This figure is a foundation, and as we develop your drawings, we’ll refine your budget with precision based on the exact pieces that will fill your home.
Every piece for your home is carefully tracked, received, inspected, and held until installation. To account for shipping, duties, and related fees, we recommend allocating at least 30% of your furnishings budget.
This figure reflects current data but may fluctuate with changing tariffs and global conditions.
Your furnishings are stored at our trusted receiving warehouse, where each item is inspected for quality and stored until it’s ready to be placed in your home. Storage costs vary depending on the scale of the project.The level of craftsmanship and detail we specify requires a thoughtful construction budget and authentic building materials. For new builds, we recommend planning for $600–$800 per square foot.
At every stage, our goal is to steward your investment with integrity and expertise. We believe that a home built with care – both financially and creatively – will be one you treasure for a lifetime.
Our Design Fee Structure
All activities from project initiation to closure including all design work, drawings, sourcing, spec packages, project management, installation and styling are tracked and billed at an hourly rate and invoiced monthly with any reimbursable or travel expenses. All our projects are led by Tiffany and involve continued collaboration between the below members of our team:
Designers: $275/hour
Project Managers: $275/hour
Procurement Specialists: $195/hour
Account Managers: $195/hour
Project Deposit due at signing: $10,000
Minimum design fee commitment: $50,000
The Process
A unique schedule is tailored for every project, encompassing significant milestones and deliverables.
(approximately 4 weeks)
During this phase, we finalize the contract, receive your deposit, and introduce you to your dedicated team. We may also collaborate with your architect at this stage to ensure a cohesive vision and seamless envelope for your home.This is, of course, where all the decisions for your home are made. We split this phase into three key sections: concept, hard finishes & schematics, and soft finishes and accessories. Together, Phases One and Two typically require a full year.
Concept
(approximately 12-14 weeks)
The concept phase begins with a collaborative meeting where you’ll share your goals, lifestyle needs, and aesthetic preferences with your design team. Using visual exercises, we gather insights that guide the design direction. From there, you’ll receive a virtual concept presentation, preliminary furnishing plans, and, when helpful, a conceptual furnishings projection to ensure alignment with your budget.
Hard Finishes & Schematics(approximately 16 - 18 weeks)
This is where your vision really starts to take shape. Together, we’ll select the fixtures and finishes that bring character and personality to your home, while our team prepares a detailed construction package for your builder. At this stage, you may also see early fabric pulls and furniture ideas that help you imagine how everything will come together.
Soft Finishes & Accessories
(approximately 16 weeks)
With the hard finishes finalised, construction can begin. During initial construction, our team selects furnishings, window treatments, layered lighting, and accessories that reflect your style and lifestyle, thoughtfully layering textures, colours, and details to create a cohesive and inviting space.Project Management
During construction, TLD works closely with your builder and subcontractors to ensure every interior design element is installed accurately and any questions are addressed promptly. Site visits are conducted as needed to review progress and maintain our high standards.
ProcurementTLD also manages the ordering, tracking, and procurement of selected furnishings, lighting, and other design elements. While some items may be sourced directly by your contractor, we provide detailed specifications to ensure everything aligns seamlessly with the overall design.
After construction is complete, your TLD team takes charge of delivering and placing all furnishings and décor during the final load-in days. We meticulously style each space, thoughtfully layering details to transform your house into your new home.

Our Founder
Tiffany Leigh is best known for her studio's collected and characterful approach to design. Rooted in English-inspired sensibilities, her interiors celebrate colour, pattern, and patina - weaving together heritage with the way we live today. Every TLD space feels storied and soulful, shaped by the memories and meaning her clients hold most dear.
Our Studio
Tiffany founded her namesake studio in 2019. Since, she has formed a collective of like-minded creatives who share her belief that every detail matters. She and her team craft bespoke, enduring homes and cottages throughout North America. Our studio is located in Barrie, Ontario.
Virtual Consultations
Tiffany is truly honoured to have been selected as one of the few Canadian designers invited to join The Expert, an exclusive platform connecting clients with leading design professionals. Video consultations allow Tiffany to reach a broader audience of individuals who appreciate her unique design aesthetic but don't currently have a project that aligns with our full-service design process.
